Chandra Vimla Vihar Condominium is a collective association of apartment owners situated at Sunderpur, Varanasi. The community adopted its AOP Deed and Bye-Laws dated 01 May 2026 to promote organized, transparent and harmonious administration, resident participation and welfare.
The present AOP is an interim and enabling administrative arrangement for Chandra Vimla Vihar. It will continue until a duly constituted and legally recognized Residents Welfare Association or other permanent body is formed and takes charge. The AOP does not create or transfer ownership rights in any flat, land or immovable property.
The General Body of eligible apartment-owner members is the principal decision-making body. The Board of Management, comprising the elected office bearers, administers maintenance, finance, safety, meetings, records and resident services in accordance with the Deed and Bye-Laws. Voting is ordinarily one vote per flat.

Apartment owners become members/subscribers by executing Form 1(a). Joint owners may be recorded together, subject to the voting provisions of the registered deed and Bye-Laws. Tenants and occupants submit Form 1(b), rent/lease details and applicable police-verification records. Membership evidence does not itself confer property title.

Repair, restoration, putty and painting of deteriorated portions of the condominium building, subject to quotations, availability of funds and phased execution.
Repair and restoration of the non-functional/defective second lift in the interest of safety and convenience of residents.
Evaluation of generator or backup-power options for lifts and essential common services during electricity outages.
Periodic cleaning and sanitisation of overhead and underground water tanks for hygiene and resident safety.
Access the governing deed, membership forms, tenant declaration and other officially published records.

The General Body acknowledged and adopted the AOP Deed and Bye-Laws as the interim administrative framework until formation of a formal RWA.
Following acceptance of the previous Secretary's resignation, Amit Kumar Pandey was elected and appointed as Secretary with effect from 17 May 2026.
The Office Bearers were authorised to take necessary steps for opening and operating a bank account in the name of Chandra Vimla Vihar Condominium.
The Office Bearers were authorised to prepare and issue the Bye-Laws booklet and membership/subscription certificates to subscribing members.
Community functions and festivals, including Foundation Day, may be organised to promote harmony, participation and resident interaction.
Simple guidance for a safe, respectful, clean and harmonious residential community.
Pay monthly contribution on or before the prescribed due date.
Keep lobbies, staircases, passages and other common areas free from personal belongings and obstruction.
Do not make structural or external-facade changes without the required approval.
Use allotted parking spaces and follow visitor-parking instructions.
Avoid loud music, nuisance and activities that disturb other residents.
Maintain cleanliness and responsible pet care in all common areas.
Complete tenant declaration, rent-agreement and police-verification requirements.
Use lifts and common facilities responsibly and report damage promptly.
Maintain mutual respect and avoid abusive, false or inflammatory messages in community groups.
Follow lawful directions, safety protocols and resolutions adopted by the Association.
